Santa Barbara County has roughly 15 gated or guard-gated residential communities, ranging from a private lane of 5 oceanfront homes to a 2,000-acre equestrian community with 773 lots. There’s no single source that profiles all of them — most agents mention one or two in passing. This guide covers every one I’ve been able to identify, organized from the most exclusive estate enclaves down to the most accessible entry points.
A few things worth noting upfront. “Gated” means different things in different communities. Birnam Wood and Ennisbrook have 24/7 staffed guard gates. Hope Ranch has controlled-access entry points but isn’t formally gated. Las Gaviotas has a gate but no guard. The security model matters — and it affects both lifestyle and resale value. Price ranges below reflect recent listing and sales data through early 2026 and are approximate. At the highest end, off-market and private sales are common.

Ultra-Premium Estates ($6M–$30M+)
Birnam Wood
Montecito’s only private golf course community. One hundred forty-two homes on roughly one-acre lots surrounding a Robert Trent Jones Sr. 18-hole course (par 70, 5,890 yards) that his son called the best short course he ever built. The community was founded in the 1960s by Robert McLean on a 224-acre former lemon orchard and named after Shakespeare’s Macbeth. No architectural style restrictions — you’ll find contemporary, ranch, French Provincial, and Mediterranean, most single-level. HOA requires mandatory corporate membership in the Birnam Wood Club, which covers the golf course, 6 tennis courts, pickleball, bocce, croquet, a fitness center, clubhouse dining, guest cottages, and a dog park. Guard gate is staffed 24/7. Price range: $7M–$15M+. Extremely active social scene — doorstep restaurant delivery, year-round events. The community rallied notably after the 2017 Thomas Fire and 2018 debris flow.
Ennisbrook
Sixty-three homes on 1–3 acre lots across 200+ acres of rolling hills off San Leandro Lane. The land was Rancho San Leandro (an 1845 Spanish land grant), later a polo venue in the 1920s. The architectural mix runs Mediterranean, Spanish Revival, colonial, and contemporary — homes range from 3,000 to 6,000+ square feet, many with detached guest houses. The standout feature is a 44-acre nature preserve with a 1.85-mile hiking trail through oak woodlands and seasonal creeks — unique among gated communities in the county. Other amenities include a meticulously preserved mid-1800s clubhouse, two heated pools, four tennis courts, a fitness center, wine storage facilities, and barbecue areas. Guard gate is 24/7. HOA covers comprehensive exterior maintenance. Adjacent to Crane Country Day School and the Valley Club of Montecito. Price range: $5M–$12M+.
Hope Ranch
Santa Barbara’s largest private residential community at nearly 2,000 acres with approximately 773 lots. Not formally gated, but only three public roads lead in through iconic wrought-iron arched gates, and the community runs 24/7 security patrols. Lots range from 1 to 10+ acres. The architectural diversity is extreme: ranch estates, Spanish Colonial, modern, Mediterranean, Craftsman — no two properties alike. What makes Hope Ranch singular is its equestrian culture — 10% of residents own horses, and 27 miles of bridle trails let you ride directly onto the private beach. The beach itself has lifeguards in summer, historic bathhouses, and kayak storage. La Cumbre Country Club sits within the community, and Laguna Blanca School (private K–12) is on the grounds. Notable past residents include Fess Parker, and fewer than 7 undeveloped lots remain. Currently in a buyer’s market with roughly 20 months of supply — rare for Santa Barbara luxury. Price range: $2M–$30M+ for oceanfront.
Montecito Sea Meadow
Thirty homes on 22 oceanfront acres between Montecito Shores and the Rosewood Miramar resort. Developed by Charlie Munger of Berkshire Hathaway — who owns multiple properties there, earning it the nickname “Mungerville.” Every home must adhere to French Normandy architecture, creating a cohesive European village aesthetic unlike anything else in the county. The HOA ($3K–$4K/month) covers complete weekly, monthly, and annual exterior maintenance for every home — residents can travel freely with zero upkeep responsibility. Amenities include a clubhouse, heated pool, tennis court, and direct beach access to Hammond’s and Miramar beaches. Four homes are beachfront. Positioned between the Four Seasons Biltmore and Rosewood Miramar. Price range: $6.4M–$26.5M+.
Edgecliff Lane
Just 6 beachfront estates behind a gate — among the most exclusive and private oceanfront addresses in Montecito. Each home is custom-designed to maximize the oceanfront setting. Positioned between the Four Seasons Biltmore and Sea Meadow. Turnover is exceedingly rare. Price range: $10M–$25M+.
Las Gaviotas
Five homes behind a gate on Cliff Drive between Hendry’s Beach and Hope Ranch. One of the smallest and most exclusive enclaves in all of Santa Barbara — ultra-private, with direct Pacific frontage and unobstructed Channel Island views on large bluff-top parcels. Custom-built Mediterranean and contemporary homes, earliest from 1988. Turnover is extremely rare given the tiny scale. Price range: $8M–$12M+.
Sea Ledge Lane
A private gated lane of 8–9 homes on 0.7–1.1+ acre lots on Cliff Drive adjacent to Hope Ranch. Each home is perched on bluffs with dramatic Pacific and Channel Islands panoramas, and several include private staircases to the sand below. A gated communal stairway sits at the end of the lane. Mix of renovated mid-century, Mediterranean, and contemporary coastal homes. Adjacent to the Douglas Family Preserve. Extremely low turnover. Price range: $6M–$11M+.
Premium Beach Community ($2.5M–$10M+)
Rincon Point
Seventy-two homes (64 single-family plus 8 townhouses) sitting directly on the legendary Rincon Point surf break — celebrated in Beach Boys songs and host of the annual Rincon Classic. The SB/Ventura county line runs through the community via a small creek. Architectural styles range from Cape Cod to tropical plantation to contemporary coastal, reflecting decades of individual builds. The feel is distinctly bohemian Hawaiian village — lush plantings, bougainvillea walls, casual beach culture. Only 1–2 homes sell per year on average over the past 15 years. Many families pass properties down through generations. Ten to fifteen minutes from downtown SB. Price range: $2.5M–$10M+ with a significant beachfront premium.
Luxury Condos & Townhomes ($975K–$3.5M)
Bonnymede
One hundred thirteen condos in a tropical pagoda-style complex built in 1965, directly adjacent to the Four Seasons Biltmore and Coral Casino. The architectural motif — pagoda-inspired rooflines evoking a Polynesian resort — is unique in Montecito. Direct beach access to Hammond’s Beach, plus a pool, spa, tennis courts, rose garden, and walking paths. Shares a guarded gate with Montecito Shores and has pedestrian access through Sea Meadow. Walking distance to Coast Village Road. One of the most liquid luxury condo markets in Montecito due to consistent second-home buyer demand. Studio through 3-bedroom units. Price range: $1.2M–$3M+.
Montecito Shores
Ninety-nine condos in Spanish-style buildings built in 1974, adjacent to Bonnymede. The key differentiator: no shared interior walls and single-level living with elevator access in every building. This makes it a strong choice for downsizers and buyers with mobility considerations — every unit feels like its own private entrance. Two-bedroom and three-bedroom units only. HOA runs $1,634/month for 2BR, $1,919 for 3BR. Subterranean parking with 2 assigned spots per unit. Pedestrian access through Sea Meadow to Miramar Beach. Price range: $1.5M–$3.5M+.
Santa Barbara Shoreline Condominiums
Fifty-five units (41 single-level condos plus 14 townhomes) directly across from Leadbetter Beach — the only gated condo community with that distinction. Contemporary architecture that stands apart from the area’s dominant Mediterranean style. Walking distance to SBCC, the harbor, Stearns Wharf, and State Street. Pool, spa, sport court, clubhouse, and 24-hour gated security. Strong appeal for buyers wanting walkable urban-beach living with security. Price range: $975K–$2.2M.
East Beach Townhomes
Eighty townhomes directly on East Beach — the largest gated townhome community on the sand. Steps from the beach volleyball courts, adjacent to the Funk Zone. Villa Del Montecito
The largest gated townhome community in the broader area at approximately 230 units. Spanish-style architecture with terracotta roofs, patios, and attached garages throughout. Pool, spa, and spacious greenbelts. Convenient location close to the Funk Zone, East Beach, and downtown. Appeals to buyers wanting lock-and-leave security with urban access. Price range: $1M–$2M+.
Entry-Level Gated ($790K–$2.5M)
El Escorial Villas
The most accessible price point in a gated community in the Santa Barbara area. Two hundred sixty-one Mediterranean-style condos half a block from East Beach with a full resort amenity package — heated pool, gym, tennis, clubhouse, guard gate. Studios start around $650,000, one-bedrooms from $850,000. HOA includes earthquake insurance, cable, internet, and water — among the most inclusive in the market. Hitchcock Ranch
A boutique 16-home enclave built in 1996 that feels surprisingly rural despite sitting in the middle of the Upper State Street corridor. Two-story PUD homes on generous lots, gated entry, and proximity to shopping, restaurants, and sports clubs. Particularly attractive to families due to the Vieja Valley school district. The smallest single-family gated community in the SB metro area. Walking distance to everyday errands. Price range: $1.5M–$2.5M.
How to Think About Gated Community Buying in Santa Barbara
The first question isn’t price — it’s lifestyle. Do you want a golf community (Birnam Wood), a horse community (Hope Ranch), a surf community (Rincon Point), or a lock-and-leave beach community (El Escorial, Bonnymede)? Each of these communities operates with a distinct culture that self-selects over time.
The second question is maintenance philosophy. Communities like Sea Meadow and Ennisbrook include comprehensive exterior maintenance in the HOA — you can disappear for months and your home is cared for. That’s ideal for multi-home owners or frequent travelers. Communities like Hope Ranch have minimal HOA structure — you maintain your own property on your own terms. That appeals to buyers who want autonomy over their estate.
The third question, increasingly, is inventory. In communities with fewer than 30 homes (Sea Meadow, Hitchcock Ranch, Las Gaviotas, Sea Ledge, Edgecliff), only 1–2 properties may trade in a given year. Off-market opportunities matter enormously at this scale. Working with an agent who has direct relationships within these communities isn’t a nice-to-have — it’s often the only way to access inventory before it hits the MLS.
